Where to Stay In Tulum: BEST Beachfront Hotels + Town Centre

Tulum is hands down one of the most popular and coolest places for tourists in the Yucatan Peninsula, and dare I say, in the whole of Mexico.

Located in the stunning state of Quintana Roo, Tulum has been a beloved destination for decades, attracting hippies, travelers, and those seeking a luxurious vacation.

Let's talk about what makes Tulum so special – its white sandy beaches, crystal clear Caribbean waters, mouthwatering food, breathtaking hotels and resorts, and some of the best nightlife that Mexico has to offer.

Despite its popularity, Tulum still manages to maintain its irresistible charm. I love Tulum, it's a magical place and I can see why it is this popular! It somewhat reminds me of Canggu in Bali or even Byron Bay in Australia, which have experienced similar growth with their popularity!

I was quite confused when I started researching where to stay in Tulum as there is a town area but also a beachfront area that seemed quite a distance away, and I spend some time staying in both and so I decided to spill the beans on the pros and cons of the areas as well as my favorite hotels.

Best areas to stay in Tulum

Tulum isn't too big, but it is growing very fast and has some awesome areas that cater to different budgets and vibes. Let me give you a rundown of my favorite spots in Tulum.

For first-timers and luxury seekers, you need to check out the popular Hotel Zone (Zona Hotelera Tulum) right by the beach where you'll find some of the best resorts in Tulum. There are some really stunning 5-star properties around here, but they come with a high price tag. You'll get private beach access from most hotels.

If you're craving more family beach vibes, head down the coast to the quieter Tulum Beach area.

Budget travelers and backpackers, Tulum Town (Tulum Pueblo or Tulum Centro) is the place for you. It's the downtown area away from the beach and expensive hotels, perfect for saving some pesos.

Now, if you're looking for a residential area with nice houses and apartments, Aldea Zama is where it's at. Ideal for families or larger groups.

Last but not least, Playa Paraiso is a gem for couples and anyone seeking a quiet and relaxing beach vacation without breaking the bank. It's also close to the Mayan Ruins and you can find some great cenotes nearby. I stayed at Villa Pescadores and cannot rave about it enough!

1. Where to stay in Tulum for first timers & luxury: Hotel Zone

Welcome to the ‘IT' spot in Tulum – the Hotel Zone, also called Zona Hotelera.

This is where you'll find all those jaw-dropping resorts and high-end beach hotels with private beaches, infinity pools, fancy restaurants, and rooftop bars – need I to say more? Many of these places are eco-friendly and set among lush tropical gardens that spill onto the beach.

The Hotel Zone is spread right along the beach and is just a short drive from Tulum Town, just be mindful there is traffic! In my opinion, it's the perfect place to stay if you're here for the first time because it's likely exactly what you're looking for – a beach stay in a luxury resort or beachfront hotel.

And that's not all, from here you'll also have great access to the Tulum Ruins and many of the breathtaking cenotes in the area. Trust me, if you have the cash, it's worth staying in one of the hotels here!

Things to do in the Hotel Zone

Even though you just came here to relax in one of the luxury resorts, there is still loads to do along the Tulum Beach Hotel Zone. If you're a yoga lover, you'll fit right in as there are many yoga retreats in the area where you can center your mind, body, and soul. Many hotels offer their own classes footsteps from the beach.

Of course, don't forget to spend some time at one of the beach clubs, soaking up the sun, sipping on cocktails, or enjoying some delicious Mexican food. My personal favorite is Papaya Playa Project – it has super cool boho vibes, live music, and an amazing beachfront setting. I also liked Ziggy's, which is slightly more casual.

If you're feeling adventurous, rent a scooter or car and explore the surrounding areas. Just be careful as some roads can be a bit rough, but it'll definitely give you more freedom to discover hidden gems. I actually rented a bike, which many hotels will provide you with, it's not as fast but it will get you places along the Hotel Zone.

And let's not forget about the food! The Hotel Zone has some of the best restaurants in Tulum. I highly recommend trying out Mateos Mexican Grill for some authentic and mouth-watering Mexican dishes. Another one I like is Moro at Habitas and NÜ, which also serves some amazing cocktails.

Last but not least, you certainly can't go past a visit to Matcha Mama for acai bowls, smoothies and cold brew.

Best hotels to stay in the Hotel Zone

($$$) Papaya Playa Project

Papaya Playa Project is a sustainable boutique hotel that rose to fame through Instagram. It offers rustic beachfront cabins and cottages with panoramic Caribbean Sea views. The eco-friendly accommodations feature high ceilings, private bathrooms, and natural light, while the hotel also hosts events, including full-moon parties with international DJs, at its beach bar, along with a spa specializing in Mayan Shaman therapies and various water sports and fishing activities.

Azulik is an adults-only beach resort and Mayan Wellness Centre, offering a private beach for sunbathing or swimming. The spacious tree houses feature floor-to-ceiling windows, private decks with jungle and Caribbean Sea views, and unique Mayan mosaic bathtubs with mineralized cenote water.

Another great option for those seeking luxury in the Hotel Zone is Maria Del Mar Tulum. It is one of the best Tulum Beach hotels and features a private beach area, an outdoor pool, and beautiful Balinese-style rooms with ocean views.

If you want to stay in the Hotel Zone without breaking the bank, then Punta Piedra Beach Posada is a great choice. It is one of my favorite Tulum hotels and offers simple yet comfortable rooms right on the beach and has its own restaurant serving delicious food.

2. Where to stay in Tulum for relaxed beach vibes: Tulum Beach

Tulum Beach is a 20-minute drive down the coast from the Hotel Zone, but it's well worth it, especially if you're looking for some of Mexico's best beaches.

This area has some of the best beaches in Tulum, with clear blue waters and white sandy shores that make you feel like you're in paradise.

What I love about this place is its laid-back vibe, unlike the fancy beach resorts in the Hotel Zone. The hotels and resorts here are still top-notch and a bit on the pricey side, but it's much less crowded down here.

So, if you're looking for the ultimate beach getaway and some seclusion, Tulum Beach is where it's at. Just keep in mind that it's a bit of a trek to get into Tulum Town. You might not need or want to as you've got all the things you need right here.

Things to do in Tulum Beach

Tulum Beach may be known for its stunning beaches, but there are also plenty of other activities to enjoy.

For nature enthusiasts, a visit to the Sian Ka'an Biosphere Reserve is a must. This protected area is home to diverse plant and animal species, and you can take a boat tour through the mangroves and lagoons for an immersive experience.

On the very southern end of Tulum Beach, you'll find a place called Nativus, which is a hidden cenote in the middle of the jungle that also has a handful of tents to make for a pretty unique glamping experience.

If you're an adrenaline junkie, scuba diving in the crystal-clear waters of Tulum Beach is a must. You can see colorful fish and even swim alongside sea turtles. If you're really into scuba diving, then you can also explore many of the nearby cenotes, which are incredible, and I highly recommend trying it as this is unique in the Riviera Maya.

But if you prefer something more relaxed, just hang out on the beach or in the beach clubs and go snorkeling to discover some of the beautiful marine life near the shore. My favorite Beach Clubs down here are Alegría and Ziggy's, and they're perfect to have a chill day on the beach and enjoy some cocktails and delicious food.

($$$) Hotel Ma'xanab Tulum

Hotel Ma'xanab Tulum, located steps away from Tulum Beach, is a 5-star hotel offering air-conditioned rooms with free Wi-Fi, free bikes, and an outdoor pool. The hotel features a fitness center, a restaurant serving Mexican cuisine, and provides services such as room service, concierge assistance, and tour organization.

One of my absolute favorite luxury hotels in South Tulum Beach is The Beach Tulum. It has an unbeatable location right on the beach, and the rooms are spacious with modern amenities. Plus, it's also eco-friendly – a big plus in my book!

Another great option for a luxurious stay in Tulum Beach is Delek Tulum. I love Delek Tulum because it has that bohemian vibe but with a touch of elegance. Plus, it has its own private beach area and an incredible restaurant and pool bar.

If you're looking for a unique and budget-friendly experience, then Mamasan Treehouses & Cabins are the place to stay. The cabins are super stylish with big windows that let in lots of natural light, and they're just a short walk from the beach.

3. Where to stay in Tulum for budget travelers & the best nightlife: Tulum Town

Next up, we have Tulum Town. This place is perfect for all budget travelers who want to soak up the local culture and have easy access to the best nightlife spots in Tulum.

Here, you'll find plenty of affordable accommodations, street food vendors, and lively bars and clubs. The downside is that the beach is a little while away. You can bike it or go by taxi to the beach, but consider the distance and traffic.

Tulum Town is more popular among backpackers and solo traveler, and I love that most hostels are located here. But what's exciting is that the area is also getting more and more boutique hotels, making it interesting for all types of travelers.

My absolute favorite thing about Tulum Town is that it feels more authentic than the Hotel Zone. I enjoy exploring the local bars and trying out the street food vendors, where menus are only in Spanish and I can indulge in some of the best tacos and quesadillas.

Things to do in Tulum Town

Tulum Town may not have the stunning beaches of Tulum Beach or the luxury resorts in the Hotel Zone, but it's still full of fun and exciting things to do. As mentioned, trying out local street food is a must, and you can find plenty of taco stands on the main road as soon as the sun sets.

If you're looking for some history and culture, I highly recommend visiting the Tulum Ruins just a short drive from Tulum Town in Tulum National Park. These ancient Mayan Ruins are perched on a cliff overlooking the ocean, and the views are absolutely breathtaking.

And if you're up for an adventure, you should definitely take a day trip to Chichen Itza – it's one of the Seven Wonders of the World! The ancient Mayan ruins there are truly breathtaking and offer a fascinating glimpse into Mexico's rich history. I actually rented a car and drove across the peninsular from Tulum via Playa del Carmen and Canun via Chichen Itza to Merida and it was the best little road trip!

And of course, you can't miss out on visiting some of the many cenotes! Cenotes are natural swimming holes scattered throughout the Yucatan Peninsula and are perfect for cooling off in the Mexican heat. Some of my personal favorites near Tulum Town are Cenote Cristal, Gran Cenote, and Cenote Escondido.

Best hotels to stay in Tulum Town

($$$) Kin Ha Tulum Hotel

For a bit of luxury in Tulum Town, I recommend staying at Kin Ha Tulum Hotel. It's located within walking distance of the main street and has beautiful rooms with a tropical feel.

One of the coolest places to stay in Tulum Town is ARTec Studios. It has a trendy and artistic vibe, with spacious rooms and an outdoor pool area perfect for relaxing after a day of exploring.

I liked staying at La Palmita, it's a laid-back 3-star hotel right in Tulum City Centre, offering air-conditioned rooms with free Wi-Fi and private bathrooms. Some rooms include a small kitchen and balcony, and the hotel is within proximity to Tulum's central area and the Tulum Archeological Site.

4. Where to stay in Tulum for families: Aldea Zama

Next, we have Aldea Zama, a residential area located between Tulum Beach and Tulum Town. It's perfect for families who want to be close to all the action but still have a quiet and peaceful place to retreat to at night.

Aldea Zama is also known for its luxury vacation rentals and beautiful villas, making it an ideal choice for larger families or groups traveling together.

Additionally, it's a short distance from the beach and the Tulum Hotel Zone, so you can really enjoy everything there is in Tulum. However, I usually recommend having a rental car or scooter if you're staying here because there is not a lot of public transport to connect you to Tulum Town or the beaches of Tulum.

Things to do in Aldea Zama

In Aldea Zama, there may not be as many activities and attractions compared to other areas in Tulum, but it's still a fantastic place for families to stay. I love that the neighborhood has its own cenote called Cenote Aldea Zama, perfect for swimming and diving.

One of my absolute favorite things to do in Aldea Zama is visit the Hunab Rooftop Bar. The stunning views of the surrounding area and the delicious cocktails make it one of my favorite rooftops in Tulum. And when it comes to breakfast, we always make sure to check out Alegria. It's a popular spot known for its amazing coffee and some of the best breakfast and brunch in town.

Best hotels to stay in Aldea Zama

($$$) Copal Tulum Hotel

For a luxurious stay in Aldea Zama, I highly recommend the Copal Tulum Hotel. It has beautiful rooms with private pools and is just a short distance from South Beach and Tulum Town.

Another fantastic option is the Zereno Boutique Hotel. It offers a variety of apartments, with some even featuring private pools. There are options available for up to 6 people, making it perfect for the whole family.

5. Where to stay in Tulum for couples & laid-back vibes: Playa Paraiso

Last but certainly not least, there is Playa Paraiso, it is also known as “Paradise Beach”. This area is located just north of the Hotel Zone and is perfect for couples looking for a romantic and tranquil getaway.

I absolutely loved staying here and we did a whole photoshoot for my beach and travel towel range right here!

Playa Paraiso is home to some of the most beautiful beaches in Tulum, with soft white sand and crystal-clear turquoise water. It's also a popular spot for turtle nesting, so if you're lucky, you may even get to see some hatchlings make their way to the ocean.

However, Playa Paraiso can also get crowded sometimes as it's next to the main public beach of Tulum, Las Palmas Beach and many people who are staying in town come here.

If you prefer a quieter and more secluded beach experience, I recommend coming early or choosing a hotel with a private beach club area.

Things to do in Playa Paraiso

Playa Paraiso offers a ton of awesome things to do, whether you're into beach relaxation or water activities. One super popular activity is snorkeling at the nearby reef, where you'll almost guaranteed to see loads of different fish and corals.

For an extra exciting experience, I recommend giving stand-up paddleboarding a try. You can easily rent boards from plenty of spots on the beach for a reasonable price.

When it comes to grabbing a bite to eat, Cinco Tulum is my go-to. It's a fantastic restaurant right on the beach that serves fresh seafood and offers an incredible view of the ocean.

And if you're up for some nightlife, consider taking a day trip to Playa del Carmen. It's known for its wild nightlife scene, with big clubs and bars that will keep the party going.

Best hotels to stay in Playa Paraiso

($$$) Villa Pescadores Tulum

Villa Pescadores, located just 5 minutes walk from Tulum Archaeological Site and 5.5 km from Tulum main square, offers beautiful bungalow rooms with balconies set underneath the palm trees. I loved my stay in the air-conditioned rooms, enjoyed breakfast on my private balcony every morning and relaxed at the private beach area which has a pool and sun loungers.

Oh, definitely! Tulum is an absolute must-visit destination in Mexico. Trust me, it's got it all – stunning beaches, mouthwatering food, and a totally laid-back vibe. I mean, sure, Tulum might have some super mainstream part and it is uber popular, but honestly, it's for good reason. The downtown Tulum Town area still maintains its local charm, and you can find cheap street food everywhere you turn. The hotels in the beach area are some of the best I've ever stayed in! So, you do get the best of both worlds.

💰 Is Tulum in Mexico expensive?

Tulum can be an expensive destination, especially if you're staying beachfront. However, if you're on a budget, there are still plenty of affordable options in Tulum Centro and Aldea Zama. And even in the Hotel Zone, there are some more budget-friendly accommodation choices available. Just make sure to do your research and book in advance to snag the best deals.

🚶 Is Tulum walkable?

Tulum is walkable, especially if you're staying in Tulum Town or near the beach. However, if you're up for exploring beyond these areas, you might want to consider renting a bike, scooter, or car since some of Tulum's attractions are spread out. It's also worth noting that the distance between the beach areas and the downtown areas is quite large and not feasible to walk. So, if you plan on moving between the downtown area and the beach areas, you'll need a bike, scooter, or taxi.

It really depends on what you're looking for in your Tulum trip. If you want a more laid-back and relaxing vacation with easy access to the beach, then staying by the beach is your best bet. However, if you're interested in experiencing local culture and saving some money, staying in the downtown area might be a better option for you.

In general, Tulum is a safe destination for tourists. However, I want to be transparent and not sugarcoat anything. Although I personally haven't had any issues, it's important to be cautious due to some cartel/gang activity around Tulum. Be smart when choosing bars and areas to walk around, especially at night. Always opt for a taxi and avoid walking alone. Stay safe!
